A Stunning Victorian Bed and Breakfast in Champaign IL built in 1901 featuring five guest rooms all with private baths.

It is located in Champaign’s desirable Sesquicentennial neighborhood, just four blocks from downtown and only 1-½ miles from the University of Illinois. Featuring brick streets and historic homes, walking through the neighborhood of our bed and breakfast in Champaign IL feels like walking right into history.

When you arrive at the Inn, you will be greeted by our substantial gardens. Lilies, roses, hyacinths, corn flowers and hostas are just a few of the flowers you will see lining the property. Many varieties of mature trees provide beauty and shade. A large porch with wicker furniture and porch swing wraps around the house creating the perfect place to relax and enjoy the view of the gardens. There is also a servant’s porch and outdoor table and chair seating. You are sure to find someplace on the grounds to enjoy the day.

The first floor seamlessly combines contemporary and Victorian furnishings. Gorgeous hardwood floors and woodwork plus period wall coverings are reminiscent of the Victorian era. The living room is designed for your comfort with comfortable seating, a 55 inch flat screen smart TV with surround sound, newspapers and magazines and large windows. There is also a library with games, a computer station / printer and more seating. The dining room has individual seating which can be moved around and combined for larger parties and stunning floor to ceiling bay windows. The dining room is where we serve our continental breakfast daily. Coffee, tea, snacks, hot and bottled water are available throughout the day.

Policies of Our Bed and Breakfast in Champaign IL

Check-in time is between 4pm-8pm daily.   We realize that peoples travel schedules differ, so if you will be arriving earlier than 4 or later than 8, please give us a call so we’ll know when to expect you and can make the appropriate accommodations.

Check-out time is 11am.   Later check-out times may be available for a nominal fee upon request on your departure date.  We will happily store your luggage for the day on your departure date if needed.

Quite time is between 9pm-7am.   It is our goal to provide a restful night sleep for all of our guests.   Please be respectful of the other guests.

All reservations require a valid credit card at the time of reservation.   In the unlikely event of damage to the room, or missing linens we reserve the right to charge the card on file to cover the repairs or loss.

Reservations are pre-charged three days prior to the arrival date and at that point become non-cancelable.  Please note, sometimes for special event weekends there may be special cancellation/pre-charge policies in effect and you will be informed of those policies at the time of reservation.

No loud or disruptive behavior will be tolerated.   The Innkeeper reserves the right to evict guests for any such behavior upon his discretion.

Smoking is allowed only in outdoor areas.  There are covered outdoor areas designated as smoking areas.   Guests who smoke in the rooms will be assessed a $250 non-refundable cleaning fee.

We have two small dogs.  Princess who is a Lhasa Apso and Dasher who is a Maltese cross. They are allowed full access to the public space, unless there is a private event. While they love people, they don’t always get along with other pets, so please leave your pets at home.

The Champaign Garden Inn is not wheelchair accessible.   Our guest rooms are located on the 2nd and 3rd floors of the Inn.

Comphy Sheets

I first experienced Comphy sheets while staying at the Lion and the Rose B&B in Portland, OR. I fell in love with them the first night! Of course, when we purchased the Inn, one of my first calls was to Comphy Co. to order our sheets.

Their linens feel like 600 count cotton and feel that way for the life of the product. Their products are made of breathable microfiber twill which is both hypoallergenic, moisture wicking, and stain resistant. I believe once you experience them, you’ll want a set of your own. I know I did!
